Owners Representative (Construction)
Lead and deliver high-impact construction projects for a rapidly growing national real estate platform, owning execution from concept through completion.
Position Overview
A leading privately held real estate owner, operator, and developer is seeking a Construction Leader to oversee and drive its growing development pipeline. With a strong presence in the Mid-Atlantic region and continued national expansion, the company specializes in self-storage development and is experiencing significant growth.
Responsibilities
Lead and manage internal and external construction personnel.
Own and oversee all construction budgets, cost databases, and financial tracking systems to ensure accurate forecasting and disciplined cost control across the portfolio.
Provide strategic leadership in design development reviews, ensuring drawings deliver high -quality, buildable, and cost-efficient permit and bid sets aligned with company standards.
Direct and manage the bid process, including GC selection, contract negotiations, and procurement strategies to achieve best-in-class value and partnership.
Lead construction administration, setting clear expectations for responsiveness, quality, and schedule adherence while holding stakeholders accountable.
Represent ownership on-site during the construction phase, ensuring execution aligns with brand standards, budgets, and schedules.
Establish systems for proactive quality control, including consistent site documentation, timely resolution of defective work, and continuous improvement of GC performance.
Critically evaluate and guide general contractor schedules (CPM) to optimize phasing, minimize risk, and ensure delivery on time and on budget.
Identify and mitigate risks early, anticipating impediments to progress and aggressively resolving cost, quality, and schedule challenges.
Oversee negotiation and validation of change orders, ensuring only value -adding modifications are approved.
Review and approve GC applications for payment, ensuring strict alignment with progress and contractual terms.
Champion brand standards, driving consistency, durability, and customer experience across all projects
Ensure seamless project transitions by leading hand-offs to Operations and Asset Management with complete documentation and readiness.
Drive efficient close-out of projects, ensuring all contractual obligations, warranties, and turnover deliverables are achieved promptly.
Leverage innovation and technology to drive efficiency, visibility, and scalability.
Ensure accurate updates in Yardi or similar project management software, creating a reliable system of record across the development pipeline.
Collaborate on building design and value engineering strategies that enhance quality, accelerate schedules, and reduce lifecycle costs.
Contribute to organizational growth by developing best practices.

This full-time opportunity offers a targeted salary range of $120,000–$140,000, along with a competitive benefits package.
